The signature on the handover acceptance is the line between the developer problem and your problem. Before you cross it, do these seven things.

1. Book an independent inspection before the handover date, not after.
2. Confirm the unit matches your sale and purchase agreement, area, layout and specification.
3. Note the exact start date of your defect liability period.
4. Walk the property with the inspection report and raise every defect on the spot.
5. Test everything that runs, taps, AC, sockets, appliances, drainage.
6. Photograph anything you are unsure about, and get promises in writing.
7. Do not sign until you are satisfied, or until defects are formally logged with the developer.
