What Is Snagging in Construction

A snag is a defect or an unfinished item in a newly built or newly handed over property. Snagging, sometimes written as snag work, is the process of finding every one of those defects, listing them, and getting the developer or contractor to fix them before the property is accepted.

The word comes from construction, where a snag is anything that is not right, from a chipped tile or a door that does not close, to a leaking pipe or a wrongly wired socket. A snagging inspection produces a snag list, the document that records each defect so it can be tracked to a fix.

What counts as a snag

Snags range from cosmetic to serious. A good snagging inspection grades them so you know what matters.

• Cosmetic, paint marks, scratches, uneven grout, minor chips
• Functional, doors that stick, taps that drip, sockets that do not work
• Systems, air conditioning faults, plumbing leaks, electrical faults
• Serious, water ingress, damp, structural cracks, safety issues

Why snagging matters more in Dubai

Dubai builds fast, and volume handovers mean defects are common even in premium developments. Once you sign the handover you accept the property as it is, and the burden shifts to you. Snagging before you sign, or during your defect liability period, keeps the responsibility, and the cost, with the developer.
