Snagging Checklist for Dubai Handovers

A snagging checklist is your prompt sheet for a handover walkthrough. It will not catch concealed defects the way a thermal inspection does, but it helps you spot the obvious ones and ask the right questions before you sign.

Entrance, hallways and living areas

• Doors open, close and lock, no scuffs on frames
• Walls and ceilings, no cracks, marks or uneven paint
• Floors level, tiles even, grout clean, no hollow tiles
• Sockets and switches all working, correctly fitted
• Air conditioning cools, vents clean, no noise or drips

Kitchen

• Cabinet doors and drawers aligned and closing
• Worktops sealed, no chips or scratches
• Sink drains fast, no leaks under the unit
• Appliances present, powered and functioning
• Water pressure strong, hot water arrives

Bathrooms

• Toilets flush and refill correctly, no rocking
• Showers and taps run hot and cold, good pressure
• Drains clear, no standing water
• Silicone sealing complete around wet areas
• No damp smell, no staining, extractor works

Bedrooms, balconies and external

• Wardrobes fitted, doors aligned
• Windows open, close and seal, no cracked glazing
• Balcony drainage falls away from the door
• External walls and railings sound and safe
