When you take handover, the developer will offer a walkthrough. It is useful, but it is not an inspection, and treating it as one is how defects get missed. Here is how the two compare.
The developer walkthrough is run by the developer, in the developer interest. An independent snagging inspection is run by an engineer working only for you. That difference shapes everything else.
A walkthrough is often minutes. A proper inspection takes hours, because checking every room, system and finish properly cannot be rushed.
A walkthrough covers the obvious. An independent inspection follows a 200 point method and adds thermal imaging for concealed moisture and electrical hot spots, the defects that cost the most.
