A snag list is the document that records every defect found in a property so each one can be tracked to a fix. A good snag list is specific, located and graded, because a vague list is easy for a developer to ignore.

What a good snag list includes

  • A reference number for each snag
  • The exact location, room and element
  • A clear description of the defect
  • A severity grade, critical, major or minor
  • A photograph of the defect
  • A status column, open, in progress, closed
