On a new handover you have the developer to fix defects. On a resale purchase, you do not. What you see is what you buy, which is exactly why an independent condition report before you commit is some of the best money you can spend.

What a condition report tells you

A condition report documents the true state of the property, structure, systems, finishes and external areas, with every finding graded and photographed, and thermal imaging for concealed issues.

How it protects you

• It tells you what you are really buying, before you commit
• It gives you grounds to renegotiate on genuine defects
• It flags concealed moisture or electrical issues the seller may not know about
• It becomes your baseline record from day one

When to do it

Before you sign, and ideally before you finalise the price. A single significant find can pay for the inspection many times over in a price adjustment.
